Water Leak Repair
A leak you can't see is soaking framing the whole time it runs, so shut the main if the source isn't obvious and have it traced.
When this becomes an emergency
- A damp or efflorescent patch spreading on a basement wall.
- A ceiling stain below a bathroom that grows week to week.
- The meter still registering with every fixture shut.
- Musty air in a finished basement that wasn't there before.
What a pro does
Hidden leaks get found by elimination rather than by opening walls and hoping. First the meter test, with the house closed off, to prove water is actually leaving the system. Then sections get isolated one at a time until the loss stops, which points at a branch or a floor. Moisture meters and thermal imaging tighten it further. Basements complicate the picture around here, because a wet basement wall in a river town isn't automatically a plumbing leak at all, and part of the job is separating a supply line failure from groundwater pushing through old brick and mortar. The two look similar and get fixed by completely different trades. Finished basements make it harder again, since panelling and drop ceilings from a 1970s remodel hide both the pipe and the evidence. Once the source is confirmed, the actual repair is usually the quick part. Working out how long it's been running, and what the water got into, tends to be the longer discussion, especially in old houses where the framing has never been dry-tested.
