First frost usually lands around November 1, so the hose bibs and any line feeding an unheated garage are worth checking before the first hard night rather than after it.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

Who owns the water line between the meter and the house?

The homeowner does, in most setups here. The utility keeps the main and the meter; everything past the meter belongs to the property, so a split line under the front lawn is the owner's repair even though the break is out by the street.

Where should I expect to find my main shutoff?

Usually where the line enters the house, often in a basement corner or a mechanical closet, with a curb stop under a small metal lid near the sidewalk as the backup. Find both before a pipe lets go, and if one does, close the valve and call.

Is cast iron drain pipe a real problem at this age?

It can be. Cast iron scales and thins from the inside, so a stack that drained fine for decades starts holding water and backing up at the lowest fixture first. A camera run shows whether the line still has wall thickness left.

Does a slow drip inside a wall matter in winter?

More than in summer. Cold air moving through an exterior wall cavity keeps the wet spot from drying, so damage spreads quietly, and the same cold that started the drip can freeze the line solid overnight.
